Hi fellow property owners,

 

I wanted to bring everyone up to date on what transpired at the Council meeting Tuesday, September 16th regarding our water expansion.

 

Council has taken the stance that they will give us water if we meet current fire flow requirements. After spending $10,000 plus on an in-depth costing and analysis, the new numbers showed that for the money in the first petition of $662,400  we would get domestic water but not fire flow of 60 litres /second, as required by the municipality. This is very frustrating, as the original estimates we had were from one engineering firm and confirmed by another firm of Lake Country’s choosing. Neither of the firms did the in-depth analysis that was recently done, which is considered by the municipality to be very accurate.

 

The new estimate is $1,070,000, bringing the cost from $22,080 to $36,000 per lot, which could be paid up-front or borrowed over a 25 year amortization at municipal preferred rates. Based on the current interest rate through the Municipal Finance Authority, the annual debt payment for $1,070,000 borrowed over 25 years and shared between 30 properties would be approximately $2,760.00 per property. (Keep in mind that a water user’s fee would also apply to people when they hook into the line)

 

To clarify how the petition works, the debt is divided and paid evenly each year by the number of lots within the specified area. As additional lots are created, the cost is shared by more lots and the annual payment will decrease. People have the option to pay up-front and not have the cost financed on their taxes each year.

 

The District of Lake Country has kept our current petition valid for one year to give us time to re-petition or seek government grants. We can try for a current municipal government grant, but the chances of getting it are very doubtful. Second, we may be able to expand our petition area to bring in additional funds above any additional costs incurred. Third, we get a new petition signed similar to the first one, but for $1,070,000 or $36,000 existing lot. Unfortunately, the only way I know of that we can get water for sure with ample pressure is to re-petition for the new amount.

 

The District of Lake Country is prepared to meet with us to discuss our options and go over the new numbers with us.
